Do you provide an estimate on your report to repair any repairs or defects?
We generally do not provide “cost to cure estimates” on the report unless specifically requested by you, our Client. This is to avoid any unnecessary confusion during the real estate transaction, as in nearly all cases, an estimate obtained from a licensed, professional contractor in the profession recommended in the report will most certainly result in the most accurate estimation and information on the scope of works necessary, and take into account possible underlying issues that the contractor may identify in relation to the correction. This estimate may therefore be significantly different from that of our estimates, which are based upon our visual interpretation of the repair or defect only – and therefore, if you request ‘cost to cure’ estimates to be included on your report, you acknowledge that in order to estimate this pricing, we will assume that a professional, licensed contractor will be retained to complete the work for each individual item on a separate basis, and that the estimations that we present to you will be based on our visual only inspection, and utilize localized national averages inclusive of labor, parts and material expected. To this effect, for any Material Defects listed, we strongly emphasize the recommendation that you obtain a written estimate from a licensed, professional contractor within the inspection period.

Are you licensed to inspect homes in the state of Florida? Yes! We are licenced by the Florida Department of Business and Professional Regulation (DBPR) A copy of our licence is included by law with every home inspection report. As licensed inspectors, we follow and exceed the Florida State Standards of Practice as written into Florida Law on your home inspection - You can find our Professional Standards here.
Do you offer any services for repairs that may be needed on my home? No - An inspector that offers repairs to your property would have a significant conflict of interest in offering you a good faith inspection report. We will however advise what type of contractor should be consulted for estimates and repairs. We always recommend that at least 3 quotes are obtained.
How long does a home inspection take? On average, we spend around 3-5 hours on the property completing our inspection. This of course depends on the layout and size of the property.
Do I have to attend the inspection? No, but you are welcome to attend on the day - our inspector will be compiling his report, but we alsways welcome questions and concerns that we may be able to address. Plus we are happy to point out some key parts of your new home, such as the water shut off operation and the HVAC etc.
What will my report include? As a standard, all of our reports come as a complete, easy to understand narrative in both online and PDF format. We support all of our narrative with clear, consice high definition photographs. Our reports are complemented with spectacular 360 degree immersive photographs taken at the time of the inspection, along with thermal scans, Infrared guided measurements and laser level determinations.
